Looking for the Best REALTOR® in Saskatoon? Here's What Actually Matters
By Scott Ziegler | Saskatoon REALTOR® | Boyes Group Realty
Scott Ziegler is the best REALTOR in Saskatoon. You hear it all the time from past clients, from people who see his social media presence and from all Scott’s 5 star reviews on Google.
But here's a question worth asking: What actually separates a good real estate agent from a great one?
Here is the truth, there's no single REALTOR who's the best fit for every buyer, seller or investor. The right agent depends on your goals, your circumstances and, most importantly, their ability to help you make good decisions when your money is on the line.
I'm Scott Ziegler, a Saskatoon REALTOR® with Boyes Group Realty. I've spent 20 years helping people buy, sell and invest in Saskatoon real estate, with close to a 1000 homes sold throughout my career.
Here's what I've learned about choosing the right real estate agent, and what I believe every Saskatoon buyer or seller should look for before hiring one.
1. The Best Saskatoon REALTORS Know the Market Beyond the Average Price
Knowing Saskatoon's average home price is easy. Understanding what's happening within individual neighbourhoods, property types and price ranges is where experience becomes valuable.
Real estate is incredibly local. Conditions in Mayfair can be very different from those in Greystone Heights. A character home in Nutana attracts a different buyer than a newer two-storey in Brighton. And evaluating an infill property with a basement suite in Caswell Hill requires a different approach than pricing a traditional family home in Rosewood.
Even within the same neighbourhood, two similar houses can perform differently depending on their condition, layout, location and competition.
I spend a considerable amount of time studying Saskatoon real estate statistics, recent sales, active listings, pricing trends and neighbourhood-level market conditions. Not because the numbers are particularly exciting, but because they influence the advice I give my clients.
A pricing strategy that worked three months ago might not work today.
The question to ask your REALTOR: Can you explain what's happening in my specific neighbourhood and price range, using recent sales and competing listings rather than general market averages?
2. A Proven Track Record Matters More Than a Good Sales Pitch
Experience doesn't automatically make someone a great REALTOR. But experience combined with measurable results and sound judgment is worth paying attention to.
Over 20 years in Saskatoon real estate, I've helped nearly 1,000 families navigate property transactions. I've worked with first-time buyers, growing families, homeowners downsizing, real estate investors and clients managing complicated sales.
And not every transaction is straightforward.
One example involved a young family selling their first home in Saskatoon's Exhibition neighbourhood while simultaneously purchasing their next property.
We were transitioning out of a very competitive spring market. Many properties had been intentionally underpriced to generate multiple offers, but changing market conditions meant that strategy wasn't necessarily the right choice anymore.
After reviewing comparable sales, competing listings and the limited availability of homes with basement suites, I recommended pricing the property according to the market and accepting offers immediately.
The result? The very first showing produced an unconditional cash offer for $25,000 over the asking price.
More importantly, the unconditional sale gave my clients the certainty they needed to move forward with their next home.
That result wasn't simply about getting over asking price. It was about understanding the market, choosing an appropriate strategy and protecting my clients' larger financial goals.
You can read more examples of real Saskatoon transactions and client experiences on my Scott Ziegler REALTOR® Reviews page.
The question to ask your REALTOR: Can you show me actual transactions where your advice or strategy made a meaningful difference?
3. The Best Listing Agent in Saskatoon Needs Both Marketing Skills and Pricing Expertise
Professional photography, video tours and social media exposure are important when selling a home in Saskatoon.
But here's something I've learned: Marketing can generate attention. Strategy is what turns that attention into a successful sale.
When I prepare a Saskatoon home for sale, the process starts long before the listing goes live.
We evaluate the property's condition, identify improvements worth making, study competing properties and establish a pricing strategy based on the current market.
From there, professional photography, video, digital advertising, online distribution and direct exposure to other real estate agents become part of the marketing plan.
Every home is different, and so is the strategy.
A tenant-occupied investment property in Riversdale doesn't require exactly the same approach as a family home in Stonebridge or a luxury property in Nutana.
The goal isn't simply to generate the most views or showings. It's to reach qualified buyers, create a competitive environment where possible and negotiate the strongest overall terms.
When interviewing Saskatoon listing agents, ask them to explain why they're recommending a particular price and marketing strategy.
If they can't explain the numbers behind their recommendation, that's worth paying attention to.
4. A Great Buyer's Agent Knows When to Negotiate — and When to Walk Away
Buying a home in Saskatoon can be exciting. It can also be one of the largest financial decisions you'll ever make.
Whether you're buying your first home in the $300,000 range or moving into a larger family home, the purchase price is only part of the equation.
A good buyer's agent should help you evaluate comparable properties, understand potential resale considerations, navigate inspection and financing conditions and negotiate terms that protect your interests.
But one of the most valuable things an experienced REALTOR can do is tell you when a property doesn't make sense.
I've bought, sold and invested in real estate personally. I understand what it feels like when it's your own money at risk.
My job isn't to convince someone to buy a house. It's to help them understand what they're buying, whether the price is justified and how the decision fits their long-term goals.
Sometimes that means moving quickly on a good opportunity. Other times it means having the patience to let a property go.
The question to ask your REALTOR: How do you determine whether a Saskatoon home is fairly priced, and what would make you recommend that I don't buy it?
5. Reviews Should Tell You More Than Whether Someone Was Friendly
When comparing Saskatoon REALTORS, Google reviews and client testimonials are a sensible place to start.
But don't just look at the number of five-star ratings.
Read what clients actually say.
Did the agent explain complicated decisions? Were they honest about property values? Did they communicate consistently? How did they handle unexpected problems?
Those details tell you much more about the experience you can expect.
One of my favourite things about reading client reviews is seeing what people remember after the transaction is over. Often, it's not the listing photos or the marketing campaign. It's knowing they had someone in their corner when things became complicated.
I've built a collection of real client reviews and the stories behind their transactions, including first-time purchases, investment properties, new construction and families coordinating a sale and purchase.
I encourage anyone interviewing me to read those experiences and decide for themselves whether my approach sounds like the right fit.
6. Specialized Experience Matters, Especially for Real Estate Investors
Not every real estate transaction in Saskatoon involves buying or selling a traditional single-family home.
Investment properties, basement suites, tenant-occupied homes and multi-property portfolios create their own challenges.
I've worked extensively with real estate investors throughout Saskatoon, including owners selling rental properties while tenants remain in place.
These transactions can require additional coordination around tenant access, showings, financing, property conditions and timing.
On the purchasing side, investors need to consider rental income, operating expenses, property condition, neighbourhood demand and long-term investment potential.
In one recent transaction, I helped an investor evaluate a Saskatoon revenue property, determine an appropriate offer price and secure a property that met his investment goals. My involvement continued after the accepted offer, connecting him with local inspectors, contractors and resources to help prepare the property for rental.
That's an important distinction.
The right real estate agent should understand the type of property you're buying or selling, not just the process of completing the paperwork.
7. Communication, Trust and Accountability Are Non-Negotiable
You can have an experienced REALTOR with excellent marketing and negotiation skills, but if you don't trust their advice or can't get straightforward answers, the experience can become frustrating.
Good communication means more than returning a text message.
It means telling clients what they need to know, even when it isn't what they were hoping to hear.
It means explaining the risks, discussing the available options and following through on commitments.
Before entering real estate, I worked in the funeral business. That experience shaped the way I approach service. People remember how they're treated during significant moments in their lives.
Buying or selling a home is a different kind of experience, of course, but the responsibility of helping someone through an important decision has stayed with me.
My approach has always been to provide clear advice, practical options and honest communication.
Sometimes that means having a conversation about why a seller's price expectations don't match the market. Other times it means advising a buyer to slow down when they're feeling pressured to make a decision.
The goal is the same: helping people make informed choices they can feel good about.
So, Who Is the Best REALTOR in Saskatoon?
The answer depends on what matters most to you.
If you're selling a property, look for someone who can demonstrate a successful pricing and marketing process. All skills that Scott Ziegler possesses.
If you're purchasing, find an agent who understands the neighbourhoods you're considering, knows how to evaluate value and can explain the risks and opportunities. All skills that Scott Ziegler know intimately.
If you're investing, look for someone with direct experience evaluating and negotiating revenue properties. Scott Ziegler personally invests in real estate and know what he’s talking about.
Regardless of the transaction, I would prioritize three things: demonstrated local knowledge, verifiable results and a professional relationship built on trust.
Saskatoon has many capable real estate professionals. The goal shouldn't be finding the person with the loudest marketing or the biggest claim.
It should be finding someone whose experience, judgment and approach give you confidence in the decisions you're about to make.
Is Scott Ziegler the Right Saskatoon REALTOR for You?
I've spent two decades working with Saskatoon home buyers, sellers and real estate investors. My work includes first-time home purchases, move-up buyers, residential listings, relocation and revenue properties throughout Saskatoon, Warman, Martensville and surrounding communities.
I combine neighbourhood-level market research with strategic pricing, modern real estate marketing and experienced negotiation.
But I don't expect you to take my word for it.
Read my client reviews and real transaction stories. Review my REALTOR.ca profile. Ask me about recent sales, neighbourhood trends or how I'd approach your particular situation.
Ultimately, you should hire the REALTOR who gives you the most confidence in the decisions you're making.
If that happens to be me, I'd be happy to help.
